THE AUSTRALIAN MARKET

What could another rate rise do to the Australian housing market?

Following last week's Consumer Price Index (CPI) data revealing a 4.4% inflation rate for May, CoreLogic's head of research Eliza Owen examined whether this could trigger another RBA cash rate increase and affect the housing market.

The monthly CPI indicator showed inflation increasing in the year to May, with the ‘trimmed mean’, annual inflation measure lifting to 4.4%, up from 4.1% in April. While the monthly CPI indicator isn’t as complete a measure as the quarterly inflation result, there is concern that inflation is back on the rise, which could necessitate another increase in the RBA cash rate target.

According to the Real estate portal, realestate.com.au they reported the highest level of search activity from overseas ever in the March 2023 quarter, led by New Zealand, the United States, the United Kingdom, and China. Many of the foreign buyers are looking for properties $4M and above. The end of COVID-19 restrictions in China in late 2022 is a key reason for the recent increase in international buyers, as China remains one of Australia’s biggest source countries for migration.

Winter slowdown underway as auction volumes fall across combined capitals

Both the volume of auctions and preliminary clearance rates fell in the last week of the financial year, with the number of auctions held recorded at 2,001, down from 2,150 the week prior but 458 auctions more than at the same time last year (1,543). The lower auction count was accompanied by a 2.4 percentage point drop in the preliminary clearance rate, from 72.4% over the previous week (revised down to 66.2% on final numbers) to 70.0% last week.
