THE MARKET
Australian house prices on track to hit new record high.
House prices are on track to hit a new record high, despite a gradual increase in properties for sale and the pressure of higher interest rates.
Key points:
- House price data for September shows a rise of 0.8 per cent
- Adelaide, Brisbane and Perth recorded the highest monthly growth
- The property market in Hobart dropped by 0.6 per cent
CoreLogic housing data showed prices rose 0.8 per cent nationally in September, led by Adelaide, Brisbane and Perth, where housing supply remains about 40 per cent below the five-year average.
The median price of a home is now $1,110,660 in Sydney, $776,716 in Melbourne and $691,591 in Adelaide. Head of research Eliza Owens said it meant Australia's housing market was only 1 per cent below the previous high in April 2022.
The situation continues to frustrate thousands of hopeful first home buyers.

International perspective:
According to the Real estate portal, realestate.com.au they reported the highest level of search activity from overseas ever in the March 2023 quarter, led by New Zealand, the United States, the United Kingdom, and China. Many of the foreign buyers are looking for properties $4M and above. The end of COVID-19 restrictions in China in late 2022 is a key reason for the recent increase in international buyers, as China remains one of Australia’s biggest source countries for migration.
